Default Decorating a Potential Rental Space

We are thinking of turning our basement into a rental space; it would provide an excellent extra income. There is a separate entrance from outside so no worry about the tenant interacting with us.

I was just wondering, what would be some good features to include in a modern rental to set it apart from the competition?

Is there a bathroom down there? Are you planning on letting them use your bathroom and kitchen? I think it's an awesome idea for extra income.
Make sure it's all newly painted and good lighting.

I would definitely make sure they had their own kitchen and bathroom facilities but I would not spend a whole lot of money on a rental space. Renter's are notorious for not taking very good care of their living space and in this situation you are talking about something that is actually attached to your family's home.

I agree with both former posters, bathroom and kitchen facilities would make it a plus. I would put neutral decorations there so whoever came in could make it their own space.

Craftykris is right about the lighting. It's a basement, but you don't want it to feel like one. Make sure it is very functional - ample closet space, a well laid out kitchen, etc.

I would make sure it is totally self sufficient. Of course you need a kitchen, bathroom (a full size bathtub as opposed to just a shower stall would set it apart),decent carpet, efficient heating/air conditioning and perhaps a stackable washer and dryer. I would paint in light neutral color to brighten it up. I would be very, very selective with whom you allow in the unit as it is attached to your home. Good luck.
